Why
Self Builders should consider an independent Project Manager.
Self
build is a widely used term and generally associated with people that
have bought a plot and are building their dream home. To
me, self build encompasses a wider field. I consider that all of the
examples below are taken on by ordinary people with ambition and drive.
New
house - House renovation - Barn conversion -
Extensions - Stables.
If you are
reading this then may I assume that you are involved with or are
considering a self build project and wondering what help is available to
you.
Many
people refer to the Channel 4 programme 'Grand
Designs'. If you are not aware it involves a documented view of the
more ambitious type of self build projects with a commentary by
presenter Kevin McLoud. He discusses the project at an early stage and
follows it through to completion with a follow up perhaps a year later.
The
recurring question he always asks is "who
is the Project Manager?"
Nearly all
the self build projects shown featured people determined to manage the
project on their own in order to keep as much money in the build as
possible. They considered that Project Management was a simple
procedure. The natural assumption being that they were saving money in
the long run. Most failed, particularly in the early stages and then
found that the situation and cost could not be recovered.
A large
number of the projects over ran their allotted timescale, over ran their
budgets and the subsequent delays and costs in most cases prohibited the
completion of the build. Most had to move in to incomplete dwellings
with no more money to finish them.
This is not necessary
provided simple rules and guidance are followed at an early stage.

control of budget, contingency and programme at the correct time, the
start of the project. This empowers you to create the dream home
you aspire to while knowing that the risks involved are being managed professionally.
