Fees depend upon how involved you want me to be with your project

 

Note that the costs in employing a Project Manager are always offset....

  • Bridging loan terms are reduced. (Shorter loan period, less interest)

  • Temporary accommodation and rent costs are reduced.

  • Site running costs are reduced (eg:scaffold/plant hire costs)

  • Cash flow is carefully managed. (Maximise cash in bank, minimise charges)

  • Contingency spend is prior allocated (no expensive surprises).

  • Material spend is accurately forecast. (fewer inaccuracies in estimates)

  • Contractors fixed price quotes are agreed at an early stage.

Package 1)      £ 180    

Remote appraisal of plans, telephone discussions with you and your builder as required, provision of a tailored contract and a programme of works to be included in the contract.

Continued telephone discussions within reason so as to help you set up the project.

Note: My `ESTIMATE CHECK` service that provides a fully itemised list of general materials and labour is an extra over extra cost with this package but a worthwhile exercise none the less as it ensures like for like quotation analysis with your chosen builders. It can also help you decide if you want to supply some or all materials.

 

Package 2)    £ 400 *

One full day on site with an appraisal of the project. Liaison at that time with the builder (if chosen) If not then an appraisal of the quotations with the client or self builder. Agreement of the contract requirements. Agreement and production of the works programme. Production of a project checklist highlighting the critical path and important milestones.

Package 3)

Usually by fee agreement. 

This is negotiable but includes package 2) appraisals etc and is then extended as required to include close or distant monitoring, appraisals, negotiations with the builders and evaluations of tenders (`ESTIMATE CHECK` included), contract preparation and programme monitoring and updating. This will include 6 day a week phone contact and advice as required.

How much you want me to be involved is up to you. I will do all that I can to empower you at the earliest possible stage. After that I can be as involved as much or as little as you want or need.

As an example a 16 week build within 50 miles will cost approx £3500 with 4 x weekly days on site and 6 x fortnightly days on site. Note also that this includes liaison with builders and subcontractors, updating the programme as necessary and provision of project reports and assessments following each visit.

If you start off with my service and then continue with confidence on your own but end up with concerns then I can be brought back to help recover whatever situation arises.

This is highly flexible but offers you professional help, advice and on site attendances as required. In the early stages you may want more help and then take a more leading role yourselves, no problem, I`m only here to ensure a professional build and to alleviate any concerns that I can. 

Consider me as a self builders `doctor` if you like, ready to treat symptoms or to keep the patient healthy from the start.
